# Pricefinder > Australian property intelligence and valuation platform (pricefinder.com.au), a brand of Domain Holdings Australia — acquired by CoStar Group in August 2025. Supplies property records, comparable sales and rental history, suburb statistics, AVM price estimates and CMA/appraisal reports to real estate agencies, mortgage brokers, banks and lenders, valuers, property developers, advisory firms and government. Blends Domain and Allhomes first-party listing feeds with state and territory government land valuation and sales data. Generated by API Evangelist on 2026-07-26. Pricefinder publishes no llms.txt of its own (probed https://www.pricefinder.com.au/llms.txt and https://api.pricefinder.com.au/llms.txt, 2026-07-26) — this file is generated from the provider's own published contract and from the artifacts in the api-evangelist/pricefinder repository. ## What an agent needs to know first - **The contract is public; the data is not.** A complete Swagger 2.0 document (v1.13.1, 112 paths, 116 operations, 188 definitions, 19 tags) and a live Swagger UI are served anonymously from api.pricefinder.com.au. Every data path returns **401** without a token. - **There is no self-serve signup, no free tier, no sandbox and no trial key.** Credentials are issued only under a sales-negotiated commercial subscription with a minimum one-month term, governed by the Domain Group API Terms and Conditions. - **Auth is OAuth 2.0** — client_credentials, authorization_code (hosted authorize page) and refresh_token — but the contract declares **no securityDefinitions**; the whole model is HTML prose inside the `POST /oauth2/token` description. - **No OAuth scopes exist.** Entitlement is discovered at runtime via `GET /features` (operationId `getFeatures`, schema `UserFeatures`). Call it first. - **Read-mostly.** 109 of 116 operations are reads. There is no write path into properties, listings, sales or valuations, and no payment or settlement surface. - **No pagination, no idempotency, no rate-limit signalling, no request-id, no changelog, no status page, no webhooks.** - **Read `messages[]` on every 200.** Data-quality and jurisdictional-suppression notices ride inside success payloads; a 200 does not mean a complete answer. ## Base URL and contract - [Swagger 2.0 contract (JSON)](https://api.pricefinder.com.au/v1/swagger.json): the full 112-path contract, served anonymously, HTTP 200. - [Swagger 2.0 contract (YAML)](https://api.pricefinder.com.au/v1/swagger.yaml): same contract, YAML serialization. - [Swagger UI](https://api.pricefinder.com.au/v1/swagger/index.html): the de facto developer portal and API reference. Industry-segmented funnel (Investors & Individuals, Real Estate Agency, Mortgage Brokerage, Finance, Property Development, Valuation, Advisory, Other) leading to "Custom plans designed to suit your business / Contact sales". - [Sign in](https://www.pricefinder.com.au/portal/app?page=ExternalLogin&service=page): Pricefinder web application login. API credentials are the account's username and password used as client_id / client_secret. - [Domain Group API Terms and Conditions](https://www.domain.com.au/group/api-terms-and-conditions/): the licence governing API use, declared by the API itself in its Swagger `info.license` block. - [Domain Group Privacy Policy](https://www.domain.com.au/group/privacy-policy/): group-level privacy posture. Pricefinder carries property ownership names and contact detail and is subject to the Australian Privacy Act 1988. ## Docs and support - [Our data](https://www.pricefinder.com.au/our-data/): data provenance — Domain and Allhomes first-party feeds plus government land valuation data for ACT, SA, QLD, NSW, TAS and NT; 14M+ properties, 30+ years of sales history. - [Resources and support](https://www.pricefinder.com.au/resources-and-support/): case studies and webinars. - [Help centre](https://help.pricefinder.com.au/): Zendesk knowledge base for the Pricefinder application. - [Integrations](https://www.pricefinder.com.au/integrations/): partner directory — Rex Software, SalesTrekker, Realtair, LockedOn, Aro Software, Engage, Real Time Agent, REI Forms Live, Realworks, Forms Live. Commercial partnerships on the same gated API, not a public app marketplace. ## Client libraries - [`GET /v1/stubs/{language}`](https://api.pricefinder.com.au/v1/swagger/index.html): first-party swagger-codegen client-library generator across 38 target languages. Auth-gated (401 anonymous) and explicitly unsupported — the contract states "Pricefinder is unable to provide support for this endpoint … There is no guarantee of backwards compatibility." - No published, supported SDK exists on npm, PyPI, RubyGems, Packagist, crates.io, Maven Central, NuGet or pkg.go.dev under Pricefinder or Domain Group. The `pricefinder` RubyGem and the `domain-pricefinder` npm packages are **third-party**. ## API Evangelist artifacts (api-evangelist/pricefinder) - [apis.yml](https://raw.githubusercontent.com/api-evangelist/pricefinder/refs/heads/main/apis.yml): the APIs.json index for this provider. - [openapi/pricefinder-api-swagger.json](https://raw.githubusercontent.com/api-evangelist/pricefinder/refs/heads/main/openapi/pricefinder-api-swagger.json): the harvested contract, verbatim. - [authentication/pricefinder-authentication.yml](https://raw.githubusercontent.com/api-evangelist/pricefinder/refs/heads/main/authentication/pricefinder-authentication.yml): the OAuth 2.0 model transcribed into machine-readable form. - [conventions/pricefinder-conventions.yml](https://raw.githubusercontent.com/api-evangelist/pricefinder/refs/heads/main/conventions/pricefinder-conventions.yml): filtering, sorting, pagination (absent), idempotency (absent), error envelope, entitlement. - [errors/pricefinder-problem-types.yml](https://raw.githubusercontent.com/api-evangelist/pricefinder/refs/heads/main/errors/pricefinder-problem-types.yml): the three documented error responses and the undocumented 401. - [lifecycle/pricefinder-lifecycle.yml](https://raw.githubusercontent.com/api-evangelist/pricefinder/refs/heads/main/lifecycle/pricefinder-lifecycle.yml): versioning, the five deprecated operations, the ~62 deprecated parameters. - [conformance/pricefinder-conformance.yml](https://raw.githubusercontent.com/api-evangelist/pricefinder/refs/heads/main/conformance/pricefinder-conformance.yml): standards assertions, including why RESO is absent. - [data-model/pricefinder-data-model.yml](https://raw.githubusercontent.com/api-evangelist/pricefinder/refs/heads/main/data-model/pricefinder-data-model.yml): the propertyId-anchored entity graph. - [mcp/pricefinder-mcp.yml](https://raw.githubusercontent.com/api-evangelist/pricefinder/refs/heads/main/mcp/pricefinder-mcp.yml): a derived candidate MCP tool set (116 tools). No RESO Web API certification, no Data Dictionary certification, no OData `$metadata` document and no Universal Property Identifier appear anywhere in Pricefinder's contract or documentation. Identity is a proprietary integer `propertyId`, joined to land title through 25 bespoke per-state lookup paths. - Nothing Pricefinder serves is open data. Underlying government sources may be open in their own right, but Pricefinder republishes them only under a paid licence, and ownership detail is restricted ("Available for WA, QLD, NSW, VIC. Restrictions apply."). - Sale price and sale date are wrapper types (`SensitivePrice`, `SensitiveDate`) that may be legally withheld — the data model encodes Australian jurisdictional disclosure law directly. Every entity carries a `disclaimer` field, so licensing text travels with the payload.
