1. DEFINITIONS
   "Software" means the AR HDL BUSPRO Home Assistant integration in this
   repository, including its source code, configuration, translations,
   images, branding and documentation, in all versions distributed under
   this licence. "Licensor" means Marsh, trading as AR Smart Home.
   "Licensee" means the natural or legal person to whom Licensor has
   issued a licence key. "Installation" means one Home Assistant instance,
   identified by the Server ID that the Software generates on first setup.

2. GRANT
   Subject to payment of the applicable fee and to continuing compliance
   with this licence, Licensor grants Licensee a non-exclusive,
   non-transferable, revocable right to install and use the Software on
   the single Installation identified by the Server ID for which a licence
   key was issued, for Licensee's own purposes.

3. EVALUATION
   The Software may be installed without a licence key for an evaluation
   period of two (2) days from first setup, for the sole purpose of
   assessing it. After that period the Software ceases to operate until a
   valid licence key is entered. Evaluation use confers no other rights.

4. RESTRICTIONS
   Except to the extent this is expressly permitted by applicable law and
   cannot be excluded by agreement, Licensee shall not:
   (a) copy, publish, distribute, sublicense, sell, rent, lend or
       otherwise make the Software available to any third party;
   (b) modify, adapt, translate or create derivative works of it;
   (c) reverse engineer, decompile or disassemble it, or attempt to
       derive its source where not supplied;
   (d) remove, obscure or alter any copyright notice, licence notice,
       branding or attribution in it;
   (e) circumvent, disable, tamper with or attempt to defeat its licence
       verification, Server ID generation or evaluation period, or use,
       distribute or assist in the creation of any key, patch, build or
       tool intended to do so;
   (f) use it on any Installation other than the one licensed, or share a
       licence key with any other person or Installation.

5. OWNERSHIP
   The Software is licensed, not sold. All right, title and interest in
   and to the Software, including all intellectual property rights in it,
   remain with Licensor. Nothing in this licence transfers ownership of
   anything.

6. THIRD-PARTY COMPONENTS
   The Software incorporates third-party components that remain governed
   by their own licences, which are not superseded by this licence. See
   the NOTICE file for the list of those components and their terms.

7. TERM AND TERMINATION
   This licence takes effect on installation and continues until
   terminated. It terminates automatically and immediately, without
   notice, if Licensee breaches any term of it, and may be terminated by
   Licensor on written notice for non-payment. On termination Licensee
   shall cease all use of the Software and remove it from every
   Installation. Sections 4, 5, 8, 9 and 10 survive termination.

8. NO WARRANTY
   THE SOFTWARE IS PROVIDED "AS IS", WITHOUT WARRANTY OF ANY KIND,
   EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO THE WARRANTIES OF
   MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE AND
   NON-INFRINGEMENT. LICENSOR DOES NOT WARRANT THAT THE SOFTWARE WILL BE
   UNINTERRUPTED OR ERROR-FREE, OR THAT IT WILL OPERATE WITH ANY
   PARTICULAR HDL BUSPRO HARDWARE, GATEWAY OR HOME ASSISTANT VERSION.

9. LIMITATION OF LIABILITY
   TO THE MAXIMUM EXTENT PERMITTED BY LAW, LICENSOR SHALL NOT BE LIABLE
   FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE
   DAMAGES, OR FOR ANY LOSS OF PROFITS, DATA, USE OR GOODWILL, ARISING
   OUT OF OR IN CONNECTION WITH THE SOFTWARE, HOWEVER CAUSED AND ON ANY
   THEORY OF LIABILITY. LICENSOR'S TOTAL AGGREGATE LIABILITY UNDER THIS
   LICENCE SHALL NOT EXCEED THE FEES PAID BY LICENSEE FOR THE
   INSTALLATION GIVING RISE TO THE CLAIM IN THE TWELVE (12) MONTHS
   PRECEDING THE EVENT. THE SOFTWARE CONTROLS BUILDING SERVICES; IT IS
   NOT DESIGNED OR LICENSED FOR USE IN LIFE-SAFETY, MEDICAL, SECURITY OR
   OTHER APPLICATIONS WHERE FAILURE COULD CAUSE INJURY, DEATH OR
   SUBSTANTIAL PROPERTY DAMAGE, AND LICENSEE ASSUMES ALL RISK OF ANY
   SUCH USE.

10. GOVERNING LAW
    This licence is governed by the laws of the Republic of South Africa,
    and the parties submit to the jurisdiction of the South African
    courts.

11. PRIOR RELEASES
    Versions of the Software published by Licensor before this licence
    took effect were released under the MIT Licence. That grant, for those
    versions, is not withdrawn by this licence.
