# DXB Data — MCP Server

Official Dubai real estate data for AI agents, served over the **Model Context Protocol (MCP)**.

DXB Data serves official Dubai Land Department (DLD) property data to AI agents: live sale
prices, price per m², and gross rental yields for every Dubai area, auto-updated daily. Works
with Claude and any MCP-compatible client.

In Claude: **Settings → Connectors → Add custom connector**, paste the URL, save. Then ask:
_"Using DXB Data, what's the rental yield in Business Bay?"_

## Tools

| Tool | Description |
|---|---|
| `rental_yield` | Gross rental yield for an area: annual rent/m², sale price/m², yield %. |
| `area_snapshot` | Median sale price and price per m² for residential property in an area. |
| `market_overview` | Total transactions, median price, and the most active areas right now. |
| `list_areas` | Every Dubai area available, so agents always use valid names. |
| `rank_areas_by_yield` | Ranks areas by gross rental yield. |
| `compare_areas` | Side-by-side comparison of two or more areas. |
| `affordability` | Affordability metrics for a given budget. |
