# EPK Properties Public Knowledge MCP

The official public, read-only Model Context Protocol endpoint for published EPK
property listings and multilingual real-estate guides for Panama and the
Dominican Republic.

## Public surface

| Capability | Purpose |

| `search` | Search published EPK listings and public guide sections. |
| `fetch` | Fetch one public document returned by standard search. |
| `search_properties` | Filter public listings by country, operation, type, price, rooms and area. |
| `get_property` | Retrieve one complete public property document. |
| `search_guides` | Search public guidance about buying, taxes, regulations, residency, relocation, rentals and due diligence. |
| `get_guide_section` | Retrieve one complete public guide section. |

The service also advertises two guided prompts and an interactive,
standards-based MCP App (`EPK Property Explorer`) with compatibility metadata
for ChatGPT.

## Safety boundary

- Public data only: records must already satisfy EPK website visibility rules.
- Read-only: no create, update, delete, booking, payment or contact actions.
- No client, owner, workspace, authentication, CRM, admin or negotiation data.
- Canonical EPK URLs are returned for verification and citation.
- Prices and availability must be reconfirmed.
- Guides are informational and are not legal, tax, financial or immigration
  advice.
