As the winter months began to approach, I finally gave up trying to follow procedures and had the dangerous tree removed on my own dime.\nAbout a month later, my local HOA board told me to go ahead and submit the paid invoice to Navigator for reimbursement, which I did, though I wasn't holding my breath.\nAbout a week after that I was contacted via email by Carmela from the finance dept. telling me a check to reimburse my cost of the tree removal was in the mail and should arrive in 5-10 days. We were assured it would be completed by the end of the year, and it is still not completed. No annual meeting was ever set up for our community and questions went unanswered. Navigate fired us as a client in March, saying we weren't paying them enough, among other things. While overall excessive, nothing is more violating than the fees they charge for a homeowner to sell their own. In a homeowner association a Resale Certificate and Demand Certificate is needed by WA law to complete a real estate sale transaction. Not only does owner Nicolas Marin, charge the law required $275 for the Resale Certificate, he adds extra fees amounting to $360. Then Marin charges an extra $320 for the Resale Demand Certificate necessary for escrow to close. The escrow company told me Navigate holds up many home closings by demanding this extra money for the Demand Certificate. For comparison, Windermere charges zero for the Demand Certificate. Since a seller needs to close by the contract date, you end up paying for the Demand Certificate including Rush fees of $140. In total to close escrow on our home, we had to pay $918.85 to Navigate Community Management and we are not alone. This company holds sellers hostage to these extra fees. BEWARE! This will happen to you as a seller under Navigate Community Management! They are capitalism at its worst. Do not use this Management Company. One of the properties in her portfolio, Grand Bay, has had the worst luck with Fire Sprinkler breaks over the cold winter.\n\nOne unit had a finishing nail embedded in the sprinkler piping and when the homeowner was remodeling the nail was pulled out and water began to leak significantly. Her quick action of getting the contractor to send us pictures, allowed us to get out there to shut the system down until repairs could be made.\n\nAnother instance at this location involved frozen dry sidewall pipes and more water damage but her quick response to us, getting us keys and access to the location saved the facility money.\n\nWhat sets Claire apart from the rest, is her willingness to learn about the fire sprinkler, fire alarm and backflow systems. She has a basic understanding of how they work and what to look for when there are potential problems. Her overall understanding of the entire facility, calling to ask questions if she is unsure saves needless service calls to the HOA thus saving them money\n\nWhen we perform annual systems testing, the smoother the testing goes the lower the price. She always has keys for us and access to commercial units making our job easier and the cost lower. The escrow company told me Navigate holds up many home closings by demanding this extra money for the Demand Certificate. For comparison, Windermere charges zero for the Demand Certificate. Since a seller needs to close by the contract date, you end up paying for the Demand Certificate including Rush fees of $140. In total to close escrow on our home, we had to pay $918.85 to Navigate Community Management and we are not alone. This company holds sellers hostage to these extra fees. BEWARE! This will happen to you as a seller under Navigate Community Management! They are capitalism at its worst. Do not use this Management Company.
